A fully furnished and operational restaurant and a well-developed business in the elite holiday development Grand Montana / Belmont, set only a few minutes from the Gondola in Bansko and just next to the hotels Lion and Perun. The restaurant is the main eatery and it services the two apartment hotels in the holiday development - apartment hotel Grand Montana and apartment hotel Belmont. The total number of apartments in the complex is about 120, and there are about 350 beds.
Business Description:
The total area of the restaurant is 452 sq.m. and it has about 100 seating places. It is fully furnished and equipped with quality professional restaurant equipment. Just next to the restaurant halls are situated the conference hall of the complex which could be exploited together with the restaurant (against an additional payment). The conference hall is fully equipped and its capacity is for about 100 people.
The luxurious holiday complex Grand Montana / Belmont works with tourists during the winter months from December 1st till May 1st and it offers 2 indoor swimming pools, relaxation centers with spa equipment, saunas, Jacuzzi, steam baths and a massage room. The management company has set up a good organization with regard to the development’s management and work with tourists. It received a franchise from Property Management BG and the development is a member of the chain ApartmentsBulgaria.com.
The level of occupancy for the winter season which starts on December 8th is almost 100 percent. The apartment hotel has been operating since 2006 and already has a very good reputation among the tour operators and the tourists. Until now the hotel has been working only during the winter season but from the summer of 2011 it is planned to start working under a new concept for year-round occupancy. This is supported by the franchise and the belonging to the chain of ApartmentsBulgaria.com. A business plan has been drawn up according to which the complex will be working during the summer as well which will increase manifold the income from the accommodation and from the other commercial areas – the restaurant, the conference hall, the relaxation areas and the sports center.
Up to now the management company operated the restaurant independently through a team of experienced professionals – a main chef and waiters, working in an elite 5-star complex on the Bulgarian seaside in the summer. Looking to achieve maximum optimization, high level of occupancy in the restaurant and maximum satisfaction on the part of the clients the management company wishes to attract a reputable professional or company working in the restaurant business who would buy the business and operate it successfully. A potential buyer of the business could also be a purely financial investor who would buy the business after which they would give it back to be operated by the management company against an agreed long-term rent (see below):
There are 2 options for acquiring the restaurant of Grand Montana, as follows:
• Sale of the restaurant and its adjacent zones for the price of 125,000 Euro, VAT excluded. The buyer must organize the management and the business by themselves taking into consideration the conditions laid down by the management company (see below). The buyer will have the full support of the development’s management company so that they would develop and operate their business successfully.
• Sale of the restaurant and the whole business, with a rent-back to the management company for a period of 5 years with a rent ensuring a guaranteed 6% annual return to the new owner. With this option the price is 150,000 Euro, as the amount of the guaranteed rent for all 5 years is paid to the buyer on the day of the purchase of the business. The price is not subject to negotiations.
There is also a possibility for the buyer to acquire the conference hall of the development, which is located just next to the restaurant. The capacity of the conference hall is about 100 seats and it is fully furnished and equipped with audio equipment for holding seminars and company meetings. The Grand Montana / Belmont complex also has 2 lobby bars which up to now have been serviced by the restaurant which is put up for sale. If the buyer is interested we could also offer them, under specific conditions, to operate both lobby bars.
IMPORTANT CONDITIONS! The buyer of the business must know the following important conditions laid down by the company managing the complex – Grand Management Ltd, which the buyer has to confirm that they accept in writing before acquiring the ownership and the right to run the Grand Montana restaurant:
• To bear in mind that the restaurant and the areas serviced by it are an inseparable part of the business of Grand Montana / Belmont holiday development due to which the buyer must work in accordance with the policy of the development for attracting more well-off clients from Bulgaria and abroad. The menu and the prices must be in compliance with this clientele;
• The restaurant is set within the limits of the holiday development, due to which the provisions of the general assembly for safeguarding the tranquility of the guests in the complex must be observed;
• The buyer must do all in their power to hire such personnel that will assure the professional servicing and will guarantee that the clients are happy with their overall stay in the complex;
• The buyer must guarantee competitive catering prices for tourists who have prepaid their breakfasts and lunches/dinner with their holiday packages. Some of our tour operators offer holiday packages in Grand Montana / Belmont in which apart from the accommodation the clients also pay for their food.
• Serious buyers will be invited for an interview and will be asked to provide information about themselves, about their business and experience so that the company managing the complex can be sure of their willingness and skills to manage this business. An exception will be made only for investors wishing to acquire the business with the option of giving it back to be managed by its present team against an annual rent (see the abovementioned conditions for back-renting).
There is a possibility for changes to the initial concept of the restaurant, its trend and menu if the buyer points out and supports serious arguments for that.
The restaurant and bar can rely on guaranteed clientele among the tourists and the apartment owners staying in the development during the whole season. A good idea might be the expanding of the menu, the introduction of a flexible pricing policy, the attracting of new clients from other hotels, and the developing of an own individuality and identity. The skills and qualities of the manager, their experience and readiness for hard work are of crucial importance for the success of the restaurant.
The resort of Bansko turned into the best place for skiing and tourism in Bulgaria due to the huge investments made in the ski zone and also due to the dynamic development of the tourism branch in the last few years. What is typical for Bansko is the high level of occupancy of the resort in winter, the great number of tourist from Bulgaria, Greece and Romania and the more and more tourists coming from Western Europe. There is also great potential for tourism in the summer months.
