Emberli holiday development has 116 apartments and a complete range of integrated facilities typical for an elite hotel complex. The development was finished at the end of 2009 and is ready to welcome its first guests in the beginning of May 2010.

The Beauty Center has a net area of 36 sq.m. and a terrace of 7.17 sq.m. and consists of:

• A room that can be equipped for a beauty salon or a nail parlour;
• A terrace overlooking the front garden and the pool of the development;
• A terrace-garden overlooking the back garden and the relax zone of the development;

The investor and owner of the development plans to fully equip and furnish the Beauty Center and the premises belonging to it. A survey carried out in the resort of Lozenets, revealed a lack of beauty procedures and hairdressing services. However there is a high demand, especially during the summer months, because currently tourists and locals have to travel to the resorts of Tsarevo and Primorsko instead. With good organization and an effective advertising campaign, the beauty center could become popular very quickly.
In connection to the search for maximum optimization of the Beauty Center, the investor wants to find a reputable professional or company working in the area of beauty procedures and hairdressing that would take over and turn the Beauty Center at Emberli development into a profitable business. There are three options, as follows:

• Sale of the Beauty Center and the adjacent areas for the price of 60,000 Euro, VAT excluded.

• Rental, at a fixed rental price for the first year of 12,000 BGN, VAT excluded and 15,000 BGN, VAT excluded for the next years.

• An experienced professional (hairdresser, beautician or manicurist) to join the venture who will take over the entire management. With this option, the candidate-manager will receive favorable partnership conditions in the business and in the profit upon execution of certain conditions and achievement of success during the first season of the operation of the place. A long history of professional experience is a must! The manager-partner will have to be present in the resort of Lozenets during the whole high season from the beginning of May until the end of September in order to perform their obligations related to the running of the Beauty Center. The candidate must be financially stable and at the time of their starting work must pay the owner of the Beauty Center a guarantee deposit of 2,000 BGN which will be returned to them at the end of the first summer season upon keeping of the undertaken obligations on the part of the manager.

There is also an option for changes to the initial concept of the Beauty Center if the buyer/lessee/manager makes serious arguments in favor of those changes and proves them. The Beauty Center can rely on guaranteed clientele among the tourists and owners who stay in the complex during the whole season.
The investor is a professional in the area of construction development and the management of holiday developments and wants to give the chance to the right person or company to develop their Beauty Center as best as possible in the long run.
